Patton's trusted MAI designation.

Valuation is the heart of our professional services.  We deliver accurate, timely and reliable services within a scope of work customized to each client's need.   Our professionals provide comprehensive valuation services through diligent research, skilled analysis, and well-documented, unbiased opinions.  Clients depend on our services to make informed real estate decisions.   

Advisory/ Consulting

Our independent advisory services are complementary to our valuation services, and are supported by our broad access to national and local resources.    Clients benefit from our extensive market research, specialized skills, and deep experience to gain insight into all real estate uses. We collaborate with clients to help them solve their complex realty issues and capitalize on opportunities to develop, optimize, and protect their real estate investments. Our advisory services are tailored and designed to meet our client’s specific needs. 

Litigation Support and Expert Witness Services

 Engaging the right expert can make the difference between winning and losing.   We provide unbiased real estate experts that can put your litigation team ahead of the opposition.  We provide a variety of litigation support services, including expert testimony.  

Ms. Patton entered the real estate industry in 1985.  Since that time, she has performed appraisals on a variety property types with individual asset values exceeding $150M and portfolio asset values exceeding $350M.  Of her over 30 years of appraisal experience, 15+ years have been devoted to appraising more than 1,000 multifamily properties, which have included the following subtypes:

• Apartment and Condominium properties
• Student by-the-bed apartments
• High-rise/mid-rise residential conversions
• Mixed-use projects with office and/or retail
• Proposed construction and  mid-construction properties
• HUD 223f  - Multifamily Accelerated Processing (MAPS)
• Tax-Credit and Tax-Abated apartments

Other property types appraised include vacant land, farm/ ranch, office, retail, industrial, restaurant, and other commercial uses.

Litigation Support Services have include deposition and expert witness testimony in bankruptcy, estate, and right-of-way cases.  Recognized as an Expert Witness in various courts in Texas and California.
